They are either young couples or empty nesters. I feel sorry for the 'victims', as we call them. Next open house- realtor came 2 hrs early to sweep basement water into drains. Flipper spent 2 days fixing/ covering/ damage control. First buyer had home inspection- pages and pages of things wrong. the realtor kept pushing 'can finish basement for more space' (family room). Knowing that the basement has water issues, and there's only a liv rm/din rm converted to one long liv rm. Vinyl coated 'hardwood' floating floor seams don't line up, huge square hole under bath vanity (instead of circle cuts for pipes), and on and on.

The guy who power washed the 1/2' moss off the roof (taking what little grit it had left), also put the windows in (no caulk), and did the electrical/ plumbing. Get a home inspection, even if 'newly renovated'! The house next door foreclosed. With a wood floor, I don't want it too look like a wood box though. However, if I go to the trouble of having cabinets custom built, I think we will probably have at least some of them stained. I have been thinking about cream and navy or green. I have very little white in my house, some cream.even the thought of white cabinets makes me cringe, although never say never. As for white appliances, I just couldn't. We want to achieve cohesive flooring on the main level to make the rooms flow together better and feel better connected.

Our house is a 50's bungalow with a huge addition added on in the 70's and the floor plan is a bit broken up. We are hoping to refinish the original wood tongue and groove sub floor and stain it to match the other wood floors. While doing something fun with the floor is a natural to me ( I love pattern & color) it is not in the cards for this home. As long as they can do that, they will be out of my way! My kids are 21 and 12 so they can do all that on their own and the 21 year old won't be here much longer as he finishes his undergrad this year and is planning on going to England for his masters. I want my kids/husband to be able to easily pack their lunches, make toast and reheat food easily. What I don't like it that we would have to walk around it to put things on the counter on next to it (which would now be behind it). What I like about that idea is that my current fridge is only 30' wide so I could forgo a counter depth fridgeand save $$. Davis I had not considered rotating my fridge. I have a return are vent right where I want to put the sink so we will have to consider that.now we are getting to finer details. Water lines can extended below in the basement. I think any changes with the plumbing will fit under the cabinet or below in ceiling. My kitchen drain connects to the pipe in the floor of the powder room where the toilet is. However, my husband is always happier if I give him some choices and these are the things he likes a say in, so you could have just saved my marriage! ) Where we want to move the range too is where the gas line actually is. The ceiling below my kitchen is not finished so, I do also have access to most of the plumbing and water lines from below too. I have a 60' aisle currently so I could add a run like that and it could be 6' or 8' too. warm up the space and a way to bring everyone together for a family project. You could even put it between glass/plexi-glass to have a frameless look.I am new to this and wasn't able to attach anything but if you look at the different photography sites that are pinned you might find something you That kitchen looks a lot like my sister's kitchen, same layout, style and colors just longer.

LYNNE FORRESTAL No-one has brought up family photo of all the grandkids together.I love the look of all one color shirts for unification done in black and white,Take certain areas of the photo to add color(s) you like,It looks really kool when they are laying down facing up in different poses with the girls hair above them. You could have this done as a large poster so you needn't worry about the photo protruding out into the room where you might have the bench. You could even make it a cute photo with them sitting in different poses boys in suits & hats(kinda gangster-ish)and the girls really girly.Still b&white but color the hats, shirts, shoes.anything that you like.Great for the grandkids to feel a part of Grandmas update and even if some are tweens or teens everyone likes to dress p for fun.It would def.
